Job Description

*Reports to*: General Manager (or Operations Manager; if applicable)

Department: Engineering / Maintenance

*Position Summary*:

The Engineering Manager oversees the efficient, safe and responsible operation of all building systems and equipment while also leading the maintenance team. The Engineering manager is responsible for directing the repair and maintenance of the hotel’s physical assets in order to keep our property in compliance with state/local government requirements and our brand’s standards for quality, cleanliness, guest satisfaction, safety and security. The Engineering Manager executes equipment inspection and monitoring routines; defines and implements maintenance best practices; and continuously evaluates current maintenance, operations and reliability methods. Based upon observations and evaluations the Engineering Manager is responsible for developing and implementing strategies and SOPs to maintain and improve upon efficiency and performance throughout the property. This position requires the Engineering Manager to be on-site Tuesday through Saturday and sometimes during off hours for emergencies or special events.

OBJETIVES:

· Carry out regular inspections of the facilities to identify areas requiring attention. Coordinate and manage maintenance staff in order to correct identified issues in a timely manner.

· Interview, select, train, schedule, coach, and support associates, ensuring they perform in accordance with established brand or hotel standards and consistent with HHM core values.

· Complete program checklist and maintain updated and accurate maintenance records.

· Assist Management in determining capital requests, and managing contracts for capital projects

· Manage relationships with contractors and service providers

· Manage and coordinate bids, quotes and contracts for 3rd party vendors.

· Provide oversight and administration of outside maintenance contract activity of

major systems (i.e. elevators, fire alarm, boilers, HVAC, waste disposal, etc.)

· Oversee small projects, or PIPS, and manage and report on the work progress.

· Monitor and maintain equipment & supplies inventory. Place orders when necessary using requisition process.

· Develop your team and improve their performance through coaching and feedback, and create performance and development goals for colleagues – recognize good performance, especially during annual employee evaluations

· Ensure a safe and secure environment for guests and team members in compliance with regulatory policies and procedures

· Recommend or initiate any HR related actions where needed

· Performs other duties as assigned, requested, or deemed necessary by management

ESSENTIAL DUTIES / COMPETENCIES *(include but are not limited to):*

* Able to work flexible schedule including holidays and weekends
* Must be able to be reached by phone after normal hours 24/7 and may need to come into hotel to

tend to emergencies

· Be familiar with all major shut off stations including water, electric, sprinkler, fire alarm

· Plan and oversee all repair and installation activities

· Keep maintenance logs and report on daily activities

· Basic knowledge of computers, use of email and Microsoft Office features Word and Excel.

· Respond to staff and guest’s request for immediate repairs

· Maintain a high standard of personal appearance and proper uniform

· Greets guests, visitors and staff in a courteous and friendly manner

· Smile, acknowledge and greet guests in rooms and/or in passing

· *In order to properly train, direct and inspect the work of maintenance department employees, manager must have knowledge of, and the ability to perform, tasks such as, but not limited to, the following:*

§ How to perform basic upkeep throughout the property for all rooms and common areas

§ Procedures for repairing and/or replacing all types of plumbing equipment

§ How to handle minor in-house repairs with regard to removing and replacing bathroom tile, repairing wallboard, painting, wall vinyl, carpentry, carpet cleaning, etc.

§ Basic upkeep of all areas by ensuring all furniture, fixtures, door locks and electrical equipment are in working order

§ Making systematic checks on all guest room electrical appliances, circuits, televisions, refrigerators, and light fixtures: Must be able to repair most in-room deficiencies to ensure items are in working order

§ Locates and corrects in-room heating, ventilation, air conditioning (HVAC) or packaged terminal air conditioning (PTAC) malfunctions, and adjusting HVAC/PTAC units to include systems and control checks; Repair or replace these units as needed

§ Inspect, maintain and clean hotel’s exterior areas, parking lot, and landscaping, etc. as necessary

§ Maintains tools, workspaces, equipment, property exterior and grounds to assure cleanliness

§ Utilizes basic hand and power tools required for general maintenance.

Physical, Mental and Environmental Requirements:

* Ability to work with cleaning chemicals
* Firm and simple grasping are required for all aspects of work and there may be some tasks requiring

fine manipulation skills, such as using small tools for repairs

* Majority of work shift requires standing or walking 75% of the work day
* Many tasks require sitting, bending, stooping, kneeling, and/or positioning to accomplish tasks
* Able to lift and carry up to 40+ lbs. is common and up to 140 lbs with assistance
* Reaching is required at all levels throughout the work period
* Many tasks require twisting of the torso
* Pushing and pulling actions are required in excess of 40-50% of the time
* Crouching and kneeling are required for approximately 25% of the time, particularly when inspecting underneath various furniture, fixtures and equipment
* Crawling may be required up to 10% of the time
* Climbing of stairs is required 30 - 50% of the time

Skills, Educational and Experience:

* High School Diploma, GED, or equivalent years of relevant work experience required
* 5+ years previous experience in maintenance/grounds experience
* Must have working knowledge of general repair, plumbing, painting, HVAC or electrician
* Previous maintenance experience preferred
* Friendly demeanor and good customer service and communication skills
* Able to work efficiently under time constraints
* Possess good organization and prioritization skills
* Able to work independently and with others
